Our Perspective

Our perspective on this property

Kemmannugundi is one of those rare places that genuinely earns its title of “Queen of Karnataka Hills.” At 1,434 metres in the Bababudanagiri Range, surrounded by coffee country and dense Shola forests, the air itself is different — cooler, quieter, carrying the smell of wet earth and wildflowers.

The JLR Hill Resort here is the only accommodation inside the Kemmannugundi hill station area that gives you direct access to the morning exclusive treks — a significant advantage over any hotel in the vicinity. Z-Point, Sunset Point and the extraordinary Hebbe Falls are all reachable from here. The jeep ride to Hebbe Falls through Bhadra Tiger Reserve — spotting sambar deer on the off-road forest track — is itself an experience worth the journey.

This is not a wildlife safari destination. This is a hill station retreat where the point is the mist on the valley at dawn, the birdsong at 6 AM, a slow morning coffee before the sunrise trek. No TV in the rooms is intentional.

Our advice: 2 nights gives you Z-Point, Hebbe Falls and Sunset Point without rushing. Weekends fill up quickly — call us and we will secure your booking early.

Frequently Asked Questions

What is Kemmannugundi Hill Resort?
Kemmannugundi Hill Resort is a hill resort operated by Jungle Lodges & Resorts Ltd at 1,434 m altitude in the Bababudanagiri Range, Tarikere Taluk, Chikmagalur District. Often called the Queen of Karnataka Hills, it offers guided trekking, Z-Point trek, Sunset Point, and jeep ride to Hebbe Falls. Package includes all meals and trekking. Price starts from Rs 2,508 per person, subject to change.
What is included in the package at Kemmannugundi?
The package includes: cottage accommodation, all meals (Lunch, Dinner, Breakfast, morning and evening tea/coffee), guided trekking (Z-Point, Sunset Point) and forest entry charges. GST 18% extra. Optional at extra cost: Hebbe Falls jeep ride (Rs 600-708 per head, minimum 8 persons), one-day sightseeing jeep (Rs 5,000 per jeep) for Mullayanagiri, Maanikayadhara Falls and Galikere Lake.
What is Z-Point at Kemmannugundi?
Z-Point is a scenic vantage point in the Mullayanagiri Range reached by a 45-minute uphill forest trek from the resort. It offers panoramic views of the valley and Bababudanagiri Range. Shanthi Falls is on the route. The exclusive morning trek for inhouse JLR guests — not available to day visitors — typically goes to Z-Point. Jeep access also available.
What is the Hebbe Falls experience?
Hebbe Falls is a two-stage waterfall (Dodda Hebbe & Chikka Hebbe) that drops 551 ft inside Bhadra Wildlife Sanctuary, 12 km from the resort. The jeep ride through the forest is an off-road adventure — sambar deer are commonly spotted. Charged separately at approximately Rs 600-708 per person (minimum 8 persons). Going around 4:30 PM gives a quieter, more private experience.
How far is Kemmannugundi from Bangalore?
Approximately 300 km from Bengaluru — about 5.5 to 6 hours by road via Tumkur, Tiptur, Arsikere, Birur, Tarikere. Nearest railway station is Birur Junction, approximately 35 km away. Once you reach Tarikere, the road to Kemmannugundi is scenic but the last section is a ghat road — allow extra time.
What is the best time to visit Kemmannugundi?
September to February is best overall. Post-monsoon (September-November): spectacularly green hills, full waterfalls, misty mornings. October to February: clear views from Z-Point, ideal trekking weather. Monsoon (June-August): dramatic and beautiful but treks can be slippery. Year-round possible due to cool altitude climate.
Are there TV and WiFi at Kemmannugundi Hill Resort?
No TV in rooms — by design, to maintain the hill station retreat atmosphere. WiFi is available in the Tungabhadra block rooms but not in the cottage block. The resort is intentionally a digital detox destination. Mobile network coverage is limited in some areas.
What is the difference between Tungabhadra block and Narayana Kuteera at Kemmannugundi?
Tungabhadra block rooms have the best valley views from the balcony and WiFi is available. Narayana Kuteera rooms are more spacious. Both are cottage-style accommodation. Room availability and specific assignment is subject to confirmation at check-in.
Is Kemmannugundi Hill Resort good for senior citizens?
Yes with some planning. The Sunset Point walk is easy and accessible for most seniors. Z-Point involves a 45-minute uphill trek which may be challenging for elderly guests. Hebbe Falls requires a jeep ride — the off-road track is bumpy. Staff at the resort are helpful and will advise on suitable activities based on guest fitness levels.
